Pluto Finance fund backs nearly 4,000 homes

Pluto Finance has said its flagship real estate debt fund has supported the delivery of nearly 4,000 homes and 4,700 jobs across the UK.

The lender has published its first independent impact report for UK Real Estate Debt Fund VIII, prepared by The Good Economy using data to June 2025.

The report found that the fund deployed £628m to 43 SME developers across 56 schemes, with no impairments recorded.

Pluto said the lending had helped unlock smaller, complex or previously stalled sites, including brownfield and refurbishment-led schemes, at a time when SME housebuilders continue to face constrained access to bank finance.

The report said the fund had supported 3,927 homes, of which 1,138 have been completed and 2,789 are in the pipeline. About 2,000 residents are already living in completed homes.

It also found that the fund had contributed to around 4,700 jobs and generated an estimated £315m in gross value added for local economies.

More than 70% of lending was in affordability-constrained areas, while 78% of homes met or exceeded Nationally Described Space Standards. Pluto said 20% of homes achieved EPC A ratings, compared with a sector benchmark of about 7%.
