Yorkshire & Humber records strongest rise in land listings

Land coming to market increased across every region of Great Britain during the third quarter, with Yorkshire & Humber recording the sharpest rise in available stock.

The number of land-only listings across Britain increased by 27.4% between the second and third quarters of 2026, according to the latest Land Stock Index from LandSale.

Yorkshire & Humber recorded a 43.1% quarterly increase, ahead of London at 35.4% and the South West at 34.4%.

LAND SUPPLY RISES ACROSS BRITAIN

The South East saw land listings rise by 31.4% during the quarter, while the North West recorded growth of 30.7%. Stock increased by 29.5% in the East of England and 28.8% in the West Midlands.

Even the regions with the smallest increases experienced double-digit growth, with both the East Midlands and North East recording rises of 17.5%.

Despite Yorkshire & Humber leading the growth figures, Scotland remained the largest market by volume, accounting for 16.3% of all land listed across Great Britain in the third quarter.

The South West represented 13.7% of available stock and the South East 12.1%.

Yorkshire & Humber also recorded the largest increase in its share of the national market, rising from 6.4% in the second quarter to 7.2% in the third. The South West’s share increased from 13% to 13.7%, while the South East moved from 11.7% to 12.1%.

LONDON SEES HIGHEST PROPORTION OF NEW STOCK

LandSale’s analysis also examined how much of the available stock had been listed within the previous 30 days. Across Great Britain, 15% of land on the market fell into this category.

London had the highest proportion of recently listed stock at 26.2%, followed by the South East at 19.7% and the North West at 18.5%. The East of England and West Midlands were both at 16.8%.

At the other end of the table, 9.5% of land available in the North East had been listed during the previous 30 days. The equivalent figures were 11.1% in Scotland and 11.3% in Wales.

Adam Morris, founder of LandSale, says: “The amount of land coming to market increased considerably during the third quarter of this year, with every region of Britain seeing an increase in available listings. For buyers and investors, that means greater choice and a wider range of opportunities to consider.

“Yorkshire & Humber has been the standout performer in terms of growth. Not only has it seen the largest quarterly increase, but it has also made the biggest gain when it comes to its share of the national market.

“Scotland and the South West remain the established hotspots when it comes to the overall proportion of land available, while London presents a very different picture. Land opportunities are naturally more limited in the capital, but more than a quarter of its current stock has come to market within the last 30 days.

“That’s exactly why looking beyond the headline level of listings is important. Where land is available, where supply is increasing and where fresh opportunities are coming to market can all vary considerably depending on where in Britain you’re looking.”
