Iron Bridge Finance founder launches development arm with £40m Angel scheme

Iron Bridge Finance founder Lance Joseph has launched a property development business, with construction under way on its first scheme — a 44-home project in Angel with a £40 million GDV.

Iron Bridge London will target further development opportunities across London and the South-East following the launch of Frederick’s Row, at 8 Frederick’s Row, EC1V.

The 44-apartment development, located between Angel and Islington, is scheduled for completion in early 2028. Bureau de Change has designed the scheme, which will comprise individually designed, New York-inspired apartments.

The move takes Joseph (pictured), who established specialist mezzanine and equity funder Iron Bridge Finance, directly into property development after more than a decade of financing and investing in UK schemes.

FURTHER ACQUISITIONS SOUGHT

Iron Bridge London is seeking sites across London and the South-East, with a particular focus on opportunities worth between £1 million and £20 million in London Zones 1–3.

It can acquire sites unconditionally or subject to planning and will also consider joint ventures, development agreements and equity participation.

Iron Bridge Finance has invested more than £330 million of mezzanine and equity funding across more than 300 property projects since its establishment in 2014. Those schemes have a combined GDV of more than £2 billion and include 83 equity investments.

The new development business brings together expertise in property finance, development, planning, architecture and residential sales. Its senior team includes chief executive Edward Alexson and Oliver Pattni.

Marc Delane, director of development, has worked on schemes valued between £15 million and £100 million for clients including London boroughs and private equity investors.

Jonathan Werth, director of sales, founded LIFE Residential, growing the business to 13 global locations before its sale to Dexters.

Katerina Dionysopoulou, co-founder of Bureau de Change, is also part of the team, which is supported by planning non-executives with experience of the London planning system.
