Triple Point has provided a £17m development facility for a 31-home mixed-use scheme in Fulham, in a deal introduced by LEXI Finance.
The funding, provided to Sotheron Developments, will support construction of two residential blocks and two commercial units on a constrained site off the King’s Road.
One block will contain 21 apartments for private sale, while the second will provide 10 affordable homes that have been pre-sold to Westway/Karibu Housing Association. The development also involves construction of a double-storey basement.
The facility represents the largest single loan originated to date by Triple Point’s Property Development team. The lender recently increased its maximum facility size to £20m.
RECYCLED FUNDS FORM PART OF STRUCTURE
The £17m facility has been structured at 64% loan-to-GDV and includes a mechanism under which proceeds from the pre-sold affordable homes will be recycled into construction of the private residential block.
Triple Point says the approach reduces its exposure and lowers the developer’s overall financing cost while retaining the required level of funding at the start of the project. The structure was developed with LEXI Finance.
