GB Bank expands commercial property lending with £25m maximum loan size

GB Bank has relaunched its commercial investment lending proposition, raising its maximum loan size to £25m and offering brokers access to both bridging and longer-term commercial finance.

The specialist bank said the revised proposition is aimed at professional property investors purchasing or refinancing income-producing assets, with lending available across mainland England, Scotland and Wales.

Facilities are available at up to 65% LTV across a range of commercial investment property, including retail units, offices and mixed-tenancy assets.

GB Bank will lend to individuals, limited companies, special purpose vehicles and trusts, with applications assessed on a case-by-case basis.

BRIDGING AND TERM FINANCE

A central part of the relaunch is the ability to combine short-term bridging finance with longer-term commercial lending within the same funding structure.

GB Bank said this could be used where borrowers need short-term funding to acquire or improve an asset before moving onto a term facility, as well as for portfolio refinancing and longer-term investment strategies.

The increase in maximum loan size from £20m to £25m applies alongside bespoke underwriting and direct access for intermediaries to the bank’s lending team from initial enquiry through to completion.

Pankaj Thukral (pictured), chief lending officer and deputy chief executive at GB Bank, says: “GB Bank’s commercial investment lending proposition is a direct response to conversations we’ve been having with intermediaries, who have told us they want greater support with commercial property opportunities.

“Commercial property transactions rarely fit neatly into a box. Borrowers increasingly need a lender that can take a holistic view of an opportunity and structure funding around the asset, the borrower and their longer-term objectives.

“Our specialist lending team understands the complexities that can come with commercial investment transactions and works closely with brokers to structure facilities that meet the needs of both the borrower and the asset.

“With bespoke underwriting and dedicated support available on loans from £1 million to £25 million, brokers can be confident that their cases will receive a clear and considered response.”
