SHC Capital has arranged two facilities from GB Bank to finance the acquisition and refinancing of London property portfolios valued at a combined £62m.
The transactions cover multi-asset portfolios of tenanted residential, retail and office properties across several parts of the capital, including the West End.
SHC Capital structured the facilities for two property investment groups, combining investment finance with stretched senior funding.
The finance is intended to support improvements to the assets, including future upgrades, as well as increasing their income-generating potential.
MULTIPLE STAKEHOLDERS
The transactions involved several lenders and other stakeholders, including a major UK-listed company, with SHC Capital coordinating the parties to meet the required completion deadline.
Tony Tadros, director at SHC Capital, says: “This deal required careful structuring to deliver a blend of investment and stretched senior funding to a tight deadline. It is secured against two large and diverse portfolios of tenanted residential properties, office buildings and high street retail units right across London.
“Carrying it right through to completion was a collective effort, in which the dedication, agility and professionalism of the team at GB Bank played a vital role. In particular, the legal work of Fraz Hussain of BlackStone Solicitors and Simon Noonoo of Seddons was exemplary.”
Tadros adds: “GB Bank have become a key partner for SHC Capital. They are on an exciting journey, and we are proud to be working alongside them, and achieving great things together.”
£100M PIPELINE
GB Bank and SHC Capital are also working on a pipeline of transactions worth more than £100m. The lender says the latest completions have taken it closer to £1 billion of total lending.
Pankaj Thukral (pictured), chief lending officer and deputy chief executive at GB Bank, says: “These transactions required us to move quickly and adroitly across multiple workstreams, while coordinating closely with the wider professional team.
“GB Bank has ambitious plans for 2026 and 2027, and the successful deployment of two more major facilities puts us well on track to exceed our business goals.
“GB Bank continues to strengthen its position in the real estate finance space, and our partnership with SHC Capital is integral to our growth.
“Together we are working on an ongoing pipeline in excess of £100m, and these latest transactions completed with SHC Capital bring GB Bank closer to the significant milestone of £1 billion in lending.”
Hardik Gogia, relationship manager at GB Bank, adds: “The bespoke way these facilities were structured made them a win-win for all parties involved. With the finance going to two of the UK’s leading property investment groups, GB Bank once again demonstrated its ability to transact and deliver under pressure.
“Working alongside SHC Capital, we were able to respond quickly as and when matters arose, successfully maintaining progress right through to successful completion and transfer of the funds.”
