SHC Capital has arranged a bridging facility with Ortus Secured Finance against a £39 million mixed-use property portfolio across London, completing the transaction within 15 working days.
The finance was secured against a portfolio of 27 separate property titles spanning central London, Kingston, Streatham, Wimbledon and Woolwich, comprising retail, residential and commercial assets, as well as land with planning permission.
The borrower forms part of a multi-generation family office with more than £1 billion of UK real estate assets under management through an in-house asset management operation.
According to the parties involved, the transaction required a complex funding structure due to the number of assets, property titles and asset classes involved, alongside the borrower’s need to progress several investment initiatives simultaneously.
SHC Capital and Ortus Secured Finance said the deal completed within 15 working days from instruction.
Tony Tadros, director at SHC Capital, says: “This transaction was a perfect example of what can be achieved when everyone operates as one team.
“The commitment shown throughout was exceptional. Jamie Russell and the entire team at Ortus worked around the clock during the final stages of the deal to ensure we completed within an extremely demanding timeframe.
“We consider Ortus to be a genuine funding partner, not simply a lender, and it was a pleasure to structure and deliver this facility together.”
Jamie Russell, commercial director at Ortus Secured Finance, adds: “Ortus’s balance sheet capital allows us to act quickly and support the right borrowers in time-sensitive transactions, and being part of Kvika Banki enables us to give absolute certainty of delivery.
“Our team executed with precision to deliver exactly on schedule in a situation where timing was critical. SHC Capital has become a key partner integral to our business.
“We’ve successfully transacted through them multiple times, and their skill and attention to detail in this deal were instrumental in structuring a complex transaction that involved multiple asset classes and stakeholders.”
