Roma Finance has completed a £1.1m commercial bridging loan for a commercial property in Denton within seven days.
The six-month facility was provided to Hatters Square Limited at 55% loan-to-value against the property’s £2m market value.
The deal was completed through Roma’s Flow commercial bridging proposition, with its commercial mortgage team assessing the potential longer-term exit.
Hatters Square Limited is a property holding company co-owned by property professional and broker Michael Street and developer Josh Berry, who has completed more than £4 million of property developments over the past decade.
The pair acquired the premises on Market Street, Denton, in 2024. The property is occupied by tenants operating a food and drink hall.
The funding allowed the company to repay its existing lender and provides time to establish a stronger trading record for the property and obtain the valuation needed for its longer-term funding plans.
Hatters Square Limited could move on to longer-term finance with Roma if the property meets the lender’s criteria.

The completion follows the launch of Roma Finance’s commercial mortgage offering as part of its expansion into longer-term commercial property finance.
Alongside its bridging and development finance products, the proposition is intended to allow borrowers to remain with Roma as they move from short-term to longer-term funding.
Roma’s commercial mortgages provide loans of up to £2m at up to 70% loan-to-value, with fixed-rate and longer-term options available.
