Pivot reduces bridging and development finance rates by 200bps

Specialist lender Pivot has cut interest rates by 200 bps across its bridging and development finance range, with pricing now starting at 6% above Bank of England base rate per annum.

The reduction follows the lender’s management buyout in February, backed by Foresight Group, and comes alongside an expansion of its product range to include commercial development finance.

Pivot offers facilities of between £2 million and £15 million, with terms of up to three years, for property acquisitions, development projects, refinancing and stabilisation. Lending is available across England, Scotland and Wales.

Under the revised terms, residential development finance is available at up to 70% loan-to-gross-development-value (LTGDV) and 90% loan-to-cost (LTC), while commercial development facilities offer up to 65% LTGDV and 85% LTC.

Development exit and stabilisation finance is available at up to 70% loan-to-value (LTV). The lender’s residential bridging products offer up to 75% LTV, with commercial bridging available at up to 65% LTV.

Pivot said the simplified pricing structure was intended to make its products accessible to a wider range of experienced property developers and investors.

RECENT LENDING ACTIVITY

The lender has completed several transactions involving residential, commercial and mixed-use property across the UK.

These include a £6.7 million acquisition and development facility for a 28-unit scheme in Harrogate, involving new homes, converted buildings, offices and a café within a former mill complex.

In Newcastle-under-Lyme, Pivot provided £10 million of senior refinancing for a 273-bed student accommodation development, while a £5 million facility in Gloucester funded the conversion of vacant offices into a special educational needs school with capacity for 120 pupils.

The lender has also completed a £3.1 million, 20-month development facility in Aberdeen at 70% LTGDV, supporting a scheme comprising 16 apartments and ground-floor commercial units.

Shahil Kotecha, chief executive of Pivot, says: “We’ve been working hard behind the scenes to make our offering as competitive as possible, while still reflecting the specialist nature of our lending proposition.

“Simplifying our rate model allows us to invite more conversations about interesting assets and funding scenarios which we have a strong appetite to support.

“Our intention is to ensure that our products are accessible and that we are actively supporting SME developers and investors throughout the country, leveraging our market-leading expertise and flexibility of funding.”

Foresight Group has backed Pivot for almost three years. In February 2026, the investment manager completed a debt facility exceeding £100 million and an equity investment in the lender as part of the management buyout.
