Mortimer Street Capital secures £900k refinance for Birmingham offices

Mortimer Street Capital has arranged a £900,000 commercial refinance of a Grade II-listed office building in Birmingham’s Jewellery Quarter.

The deal allowed the client to release equity from an existing high street bank facility to help finance the acquisition of another investment property.

The multi-let building, on St Paul’s Square, comprises about 4,050 sq ft of refurbished office space across five floors.

The client had increased the value of the property through refurbishment and active management and wanted to extract some of the equity without selling it.

Mortimer Street Capital worked with the client and lender to arrange the refinance at 65% loan-to-value. The new facility replaced the existing bank loan and released additional capital against the building’s current market value.

Justin Trowse (pictured), managing director of Mortimer Street Capital, says: “Releasing equity to fund future acquisitions is a familiar theme that we are seeing from owner-occupier commercial property investors, as they seek to take advantage of opportunities and expand their portfolios.

“As reported by the National Association of Commercial Finance Brokers (NACFB) earlier this year, there has been a 25% year-on-year increase in SME lending (£33bn in 2025) via brokers like Mortimer Street Capital.

“The increasingly complex needs of SMEs are driving more and more SMEs to appoint brokers to source the most appropriate finance solutions for them, as highlighted in this particular case.”
