Molo has introduced reductions to its semi-commercial and specialist buy-to-let products, bringing two-year fixed rates down by five basis points and five-year rates by seven basis points.
The changes apply to UK-resident property investors seeking finance for semi-commercial premises, houses in multiple occupation (HMOs), multi-unit freehold blocks (MUFBs) and new-build properties.
Semi-commercial investors can now access two-year fixed rates starting at 5.91%, while five-year fixed rates begin at 6.38%.
For specialist residential investment properties, including HMOs and MUFBs, the revised rates start at 3.66% for a two-year fix and 5.38% for a five-year fix.
Molo’s pricing structure continues to accommodate larger properties without additional rate premiums. This includes HMOs containing at least 12 rooms and MUFBs with 12 or more units.
OVERSEAS LANDLORD RATES HELD
The repricing does not extend to the lender’s standard buy-to-let products or its overseas borrower ranges.
Standard buy-to-let rates remain available from 3.66%, while non-UK-resident and expat mortgage rates continue to start at 4.88% and 4.68% respectively. Both overseas borrower ranges offer lending up to 85% loan-to-value (LTV).
The reductions come as property investors continue to assess borrowing costs when financing acquisitions and refinancing existing assets.
Martin Sims (pictured), distribution director at Molo, says: “Landlords and brokers continue to operate in a market where financing costs remain a key consideration and economic conditions can change quickly.
“Where funding conditions allow, we are committed to passing those benefits on to borrowers.
“These latest reductions across our specialist buy-to-let and semi-commercial ranges provide brokers with more competitive options for clients looking to purchase or refinance, helping investors make the most of emerging opportunities in the market.”
