Brickflow has agreed a partnership with property cash-buying platform Upstix that will allow investors to compare specialist finance options directly against properties listed for sale.
The integration gives investors access to funding comparisons from Brickflow’s panel of more than 160 specialist lenders, with searches linked to individual properties on the Upstix investor platform.
Although lender identities are not disclosed to buyers, the process remains broker-supported, with a Brickflow broker overseeing applications from the initial enquiry through to completion.
The arrangement is intended to reduce the time investors spend sourcing finance after identifying a potential acquisition, particularly where properties are being sold within short timescales.
Upstix operates a cash-buying model under which homeowners can receive an offer within 24 hours and select their preferred completion date without relying on a property chain. Sellers typically accept approximately 80% of market value in exchange for a faster transaction.
However, the company does not purchase every property using its own capital. Some are marketed directly to investors on behalf of homeowners, while others are properties Upstix has already acquired and is seeking to resell.
The Brickflow integration will cover both types of transaction, allowing investors to assess finance options before submitting an offer.
PROPERTY-SPECIFIC FUNDING COMPARISONS
Each property listed on the Upstix investor platform will have an initial valuation, providing a starting point for the funding assessment.
Investors will be able to compare available rates and terms against the specific property rather than conducting a separate finance search after agreeing a purchase.
Brickflow said the system will also maintain an audit trail of lender searches, allowing brokers and investors to demonstrate that funding options have been considered across its wider lending panel.
The companies expect the arrangement to be particularly relevant to investors seeking to acquire discounted properties where securing finance quickly can influence whether a transaction proceeds.
Frazer Campbell (pictured), chief revenue officer at Brickflow, says: “We hear the same story from investors all the time: they find a deal that stacks, and then spend the next six weeks watching someone else complete on it because they were still waiting on finance to come through.
“That’s the moment manual loan sourcing costs people the most, not on a spreadsheet somewhere, but on the property they never got. Upstix has already taken that stress out of selling. We just wanted buyers to feel it too.”
Fred Jones, chief executive officer at Upstix, says: “Once a seller works with Upstix, the traditional delays are taken out of the equation: the seller gets paid and isn’t left waiting on chains, finance, or anyone else.
“Whether it is Upstix looking to sell a property or an investor wanting to move quickly to secure the best deal, no one has to wait weeks for the finance to come through. Brickflow speeds up exactly that stage, improving deal times.”
The agreement forms part of Brickflow’s strategy to integrate its specialist property finance marketplace with other property platforms, enabling investors to assess borrowing options earlier in the acquisition process.
