Zenzic backs £24m Cotswolds resort scheme

Zenzic Development Finance has provided a £24m facility to fund the construction of a luxury eco-resort in Oxfordshire alongside the development of 10 new homes on an adjacent site.

The loan will finance CABÜ in the Cotswolds, a 25-acre woodland scheme on the eastern edge of the Cotswolds’ Area of Outstanding Natural Beauty, around 15 miles northwest of Oxford.

The project will comprise 51 one-, two- and three-bedroom self-catered eco-cabins, supported by a nature spa, indoor and outdoor swimming pools, restaurant, shop, two bars and a studio events space.

The facility will also fund the development of eight new barn-style houses and two restored loft houses on neighbouring land.

THIRD RESORT

CABÜ is owned and operated by London developers JP Ledwidge and Olivia Hutchinson. The Cotswolds scheme marks the brand’s third resort, following CABÜ by the Sea in Kent and CABÜ by the Lakes in County Cavan, Ireland.

The business is targeting 10 schemes over the next five years, capitalising on growing demand for eco-tourism and low-impact accommodation in natural settings.

Chris Blowers, senior adviser at Zenzic Development Finance, says: “Beyond our traditional focus supporting SME housebuilders and developers we also deliver projects across a range of different real estate sectors, we are pleased to be partnering with CABÜ to help launch its third eco-tourism destination in one of the country’s most popular tourist regions.

“The CABÜ management team has demonstrated exceptional capability executing this innovative concept and we hope to continue supporting them as they expand their business through additional developments in the years ahead.”

GROWING RELATIONSHIP

JP Ledwidge of CABÜ adds: “We are delighted to have found such a great funder in Zenzic Development Finance where our values and business ethos are so well aligned.

“We can see our relationship growing to be able to deliver exceptional schemes and look forward to working with Zenzic on our pipeline sites that are currently at the detailed design stage.”
