Roma Finance launches refurb buy-to-let product

Roma Finance has launched a refurb buy-to-let product aimed at landlords and property investors carrying out light refurbishment projects with a long-term buy-to-let strategy.

The product is designed to support refurb-to-let approaches such as BRR and BRRR, reflecting growing demand from landlords seeking to improve asset quality, rental performance and portfolio resilience.

Many opportunities across England, Wales and Scotland continue to be found in properties requiring modest works rather than full-scale development.

Refurb BTL combines purchase, refurbishment and long-term funding into a single facility.

Traditionally, these projects have relied on a short-term bridging loan followed by a separate buy-to-let refinance, adding cost and uncertainty.

By integrating both stages, the product reduces complexity and provides greater clarity from the outset.

The launch complements Roma Finance’s existing bridging and development finance range, giving brokers and landlords greater flexibility when structuring refurb-to-let transactions.

ADDING VALUE

Michael Allison (main picture), commercial director at Roma Finance, says the lender is seeing increased focus from landlords on adding value through refurbishment, creating demand for funding solutions better aligned with long-term investment strategies.

Refurb BTL is available for projects where refurbishment costs are up to 25% of the day-one property value. Funding both the purchase and works under one facility helps reduce valuation risk and avoids potential shortfalls when refinancing to a different lender.

The product sits within Roma Finance’s PRO range and is delivered via its FLOW process.

Loan sizes range from £75,000 to £500,000, with a minimum property value of £100,000 and terms of up to 36 months. It is available across England, Wales and Scotland, with all borrower entities considered.
