Inspired Lending has launched a flexible funding facility aimed at brokers working with experienced property professionals seeking structured, relationship-led finance.
The specialist short-term lender has introduced the facility following what it described as a growing number of requests to support borrowers with flexible in-life funding requirements, rather than standardised products.
The new structure is available on either a first- or second-charge basis, including combinations of the two, and can be secured against residential, mixed-use or commercial property. Facilities are offered for up to 24 months, with rates from 0.89% per month.
Borrowers can draw and repay funds as required during the term, with interest charged only on the outstanding balance and rolled up monthly. The lender said there are no non-utilisation fees.
Maximum leverage is set at 70% loan-to-value, with net advances structured so that the balance plus interest for the remaining term does not exceed that threshold.
An initial arrangement fee of 2% is charged on the facility limit, alongside an annual renewal fee of 0.5% of the facility limit.
STRUCTURED FOR PORTFOLIO GROWTH
Inspired Lending recently completed a flexible funding facility secured against a lowly geared portfolio. The borrower raised funds to acquire additional properties and grow their holdings.
The structure allowed the facility limit to increase by up to 50% of the purchase price of each newly acquired property, without requiring a valuation or legal due diligence on each uplift. A 2% fee was applied to each incremental increase.
The lender said the facility is designed to provide greater certainty and flexibility for experienced clients who require clarity of terms and the ability to move at pace.
Inspired Lending provides short-term funding across residential and commercial property, including acquisition, refurbishment, conversion, development exit and capital raising.
The launch comes two years after the lender entered the market, during which time it has focused on structured transactions and broker relationships.
