DCI completes £3.45m exit facility to refinance Wirral scheme

District & County Investments (DCI) has delivered a £3.45m development exit facility to refinance a residential scheme in Heswall, Wirral, as demand for structured exit finance continues to grow across the bridging market.

The loan supports Blue Sky Developments, a repeat borrower, as it progresses a nine-unit apartment scheme towards completion in 2026.

Structured as a development exit facility, the funding refinances the original development loan while providing additional time for unit sales, allowing the borrower to maximise values without the pressure of a forced exit.

The scheme at Lawnswood comprises a three-storey block of nine executive two-bedroom apartments, alongside parking, landscaping and cycle storage.

KEY TRANSITION POINTS

The deal highlights the increasing role of bridging lenders in supporting developers at key transition points, particularly where traditional development finance timelines no longer align with sales periods.

By stepping in at the exit stage, DCI enabled a seamless transition from development funding, ensuring continuity on the project while preserving sales strategy.

The lender said the structure provided both certainty and flexibility, removing the need for discounted disposals and allowing the scheme to reach its full market potential.

The transaction also highlights the growing demand for tailored exit solutions, as developers look to navigate slower sales markets and heightened cost pressures.
